The sight of the large concrete building with a cubic box protruding in the middle is definitely hard to miss, especially for frequenters around the Kiulap commercial centre.

If you’re still wondering about the structure, it’s actually called the 118 Residence.  Named after its junction at Kg Kiulap, the new building is actually a high-rise condominium painted with modern designs and comprehensive units and facilities.

Unlike any other residential complexes nationwide, the residential compound was built to cater to those looking for something unique and different; something that gives them the kind of peace they can only get when travelling abroad.

Modernity spoken in utilitarian language

118 Residence draws its design from a blend of local culture and nature with modern comfort and convenience.  At a glance, the plants and curves around the structure may look like mere decorations – but they each have their own functions.

The green vines enveloping the 13-floored building was meant to serve as a shade that protects tenants from the scorching heat of sunlight during the day, while at the same time give them a fresh space to breathe.  The building was also engineered in a way that diverts all of the 80 units from facing direct sunlight.

The 118 Residence is made up of 80 residential units altogether comprising  of three bedrooms, an open plan living room and kitchen, two bathrooms, ensuite and common laundry yard.  Larger unit types are given extra rooms.

Every unit is equipped with double glazed windows and sound-insulated balcony doors, preventing noise from the traffic and commercial areas from ever reaching the tenants.

The feature also reduces heat gain, with its Low-E (Low Emissivity) glass serving to further mitigate harmful Ultraviolet and infrared light.

The walls are made up of lightweight blocks to increase durability and resistance to impact, water, fire and sound. Besides safety, the walls also help to enhance privacy for residents.

Comfortable cave space

Besides the considerate design, 118 Residence is generous in terms of its facilities. The top most visited amenity, if it ever opens its door to the public, would probably be the infinity pool located at its 13th floor Skydeck.

118 Residence might be the only place in Brunei with an edgeless or infinity swimming pool that provides breathtaking views for residents to entirely relax.

The top floor also has an expansive open area that allows for a variety of instructional fitness training or classes to be held.

Additionally, the Skydeck is equipped amenities like gyms for recreational exercises, and viewing equipment for those wanting to enjoy the beautiful scenery.

The new townhouse is located close to the Jame ‘Asr Hassanal Bolkiah mosque and Silver Jubilee Park, besides the Kiulap shopping complexes.  The Raja Isteri Pengiran Anak Saleha (RIPAS) Hospital is also in its backyard.

Furthermore, the 118 Residence features an Entertainment Room that could be booked by tenants wishing to arrange game nights and movie sessions with friends and families.

The room is designed to completely mimic a mini cinema complete with sound systems to allow better user experience for tenants.

Adding up, the 118 Residence has a function hall that is fully equipped with banqueting facilities including a food preparation room and designated common restrooms.

Safety a priority

As with any other residential complexes, 118 Residence gives its utmost priority to ensuring safety among its tenants.

The residence has a round-the-clock security assigned to alert anything suspicious and usual, and it also has a manned guardhouse to inspect people coming in and out of the building’s compounds.

The building is also fully equipped with CCTV surveillance, with cameras positioned at all ingresses to the building, common areas and facilities.

For visitors, getting into the building might be tedious as they have to report straight to the guardhouse, who will then have to verify unit-owners whether or not they are expecting guests.  This is done via the intercom system.

Each apartment features a smart touchscreen that is integrated to the building security system, enabling two-way communication to the concierge, and security center and visitor entrance along with panic functionality.

While this may be monotonous for visitors, it is one of the many reasons why 118 Residence is safe and peaceful as it helps residents from receiving unwanted guests.
